HOA Info 

The Green Hill Manor community Homeowner's Association (HOA) is managed through Association Management Services with committees made up of homeowners.  The Homeowner's Association has rules regarding architectural changes as well as other things and meets regularly to discuss issues related to our community. 

Our Monthly and Annual meetings are typically held at the Adamstown Grange.  The "Grange" is located to the right of the Carroll Manor Fire Department building on Adams Street, in Adamstown.


Roofing Issues


The following “Suggested Process” was offered by a member of the Green Hill Manor Community.  Although the Home Owner’s Association and Board are not responsible for roofing issues, this “Suggested Process” is offered to assist Homeowners in the community with resolving their issues.  This is only one homeowner’s suggestion, based on his/her experience.


  Roofing Warranty-Suggested Process, One Homeowner’s Experience

When a homeowner feels they have a roofing warranty issue, they need to first call Certainteed at 1-800-345-1145 or visit www.ctroof.com.  Certainteed will tell the homeowner, that a roofer needs to be hired at the homeowner’s expense, to repair the current shingle problem and remove full sample shingles from the roof.  The homeowner must then pay for the sample shingle postage and ship back to Certainteed for their analysis.  This analysis is not an expeditious process.  If the homeowner is still within the warranty period, Certainteed will only compensate the homeowner if their analysis reveals a manufacturing defect which caused the issue.  Keep in mind, this will more than likely not be full compensation and is totally at Certainteed’s discretion.  In other words, there basically is no warranty on the shingles we have.  You do have more compensation rights though, if you are in the first 3-5 years of your shingle install, depending on the warranty paperwork you have.  Bad news is, you have to deal with the same “claim game” for ALL warranty claims (i.e. not like the 3 year 36,000 mile bumper to bumper you have on your car).

The Architectural Review Process

Thursday of each week the management company bundles the architectural request applications received and sends them on to the Architectural Review Committee.  Once received, the application is reviewed for adherence to the covenants and completeness.  A response is typically issued back to the homeowner within 2 weeks of application receipt, however please allow for up to 4 weeks for a response. Please note, these are general timeframes based on past experience. However, per the HOA Documents, the Architectural Review Committee actually as 60 days (from the receipt of the request) in which to deliver a response.

If the application is received via email, then an email acknowledgement will be sent.  If the application is received via regular mail, then the management company will call the homeowner to acknowledge receipt.
